A traditional industrial unit lease typically runs for five to ten years, commits you to a fixed rent regardless of whether you use the space, and involves significant legal and survey costs before you even take the keys. For businesses with short-term needs or unpredictable demand, there are better options.
Managed and flexible industrial space
The managed industrial sector has grown significantly in the UK over the last five years. Operators — companies such as Segro, Prologis, and a range of regional providers — let individual units on licence agreements, often with monthly or quarterly notice periods. Rents are higher per square foot than comparable traditional leases, but the all-inclusive nature (often covering business rates, service charge, and sometimes utilities) makes the total cost more predictable.
For seasonal businesses, growing businesses, or those with demand that varies significantly by quarter, the flexibility premium is frequently worth paying.
Trade counter and serviced unit parks
Many industrial estates now offer units specifically configured as trade counter or serviced space, with shorter minimum terms of one to two years rather than the traditional five. This is not a lease at all — it is a service contract. For businesses with seasonal or unpredictable inventory, this may be the most cost-effective solution.
Short-term lease or licence direct from a landlord
Some landlords — particularly those who have been unable to secure a longer-term tenant — are willing to grant a short-term licence (three to twelve months) directly.
